Nine houses between the pine forest and the Atlantic

Nine three-bedroom villas in Costa de Santo André, municipality of Santiago do Cacém. Each with 165 m² of construction, a 31 m² private pool and a planted roof terrace facing the forest, the lagoon and the sea.

The project

One 112-metre strip of land. Nine houses.

Pine Tree Villas occupies a strip of land roughly 112 metres long in Costa de Santo André, set directly against the pine forest and within walking distance of the beach and the Santo André lagoon. Each of the nine single-family houses has three bedrooms, a private 31 m² swimming pool, parking on the plot and an accessible planted roof terrace. The architecture, by Rhine Projects, works with fragmented concrete volumes, arched openings and an internal courtyard that draws daylight into every adjoining room.

Architecture

Board-formed concrete, arched windows, planted roofs

Rhine Projects designed each house as a cluster of fragmented concrete volumes rather than a single block. The concrete is cast against wooden shuttering and keeps its grain. Large arched windows and round portholes open the rooms to the garden; natural wood shutters and gates temper the light.

Location

Walk to the beach. Drive 23 km to the Port of Sines.

The Santo André and Sancha Lagoons Nature Reserve starts next door. Lisbon Airport is 140 km away, about 1h30 by car; Beja Airport is 92 km. Melides, Comporta and Troia follow the same coastline north.

Investment

Santo André prices rose about 16% in two years

Santiago do Cacém was the fastest-growing municipality in the Alentejo in 2018. The valorisation that transformed Comporta is moving south along the coast — and the Port of Sines, 23 km away, keeps bringing senior staff into a market short of quality housing.
